This little post-war abode was desperate for a little TLC! The Peace Love Sold team had just completed renovations of the home across the street when the owners of 5613 made our acquaintance. Their home was in serious need of repair following a bad experience with renters. Damages were extensive: holes in the drywall of nearly every room, plumbing leaks that caused subfloor rotting, a clogged sewer lateral —- to name a few.
Being on the same block that deadends into a beautiful city park, Hancock is a high demand street in North Hampton. Some developers recommended we make minimal repairs for a quick flip. But — that’s not in our DNA! We put in the sweat, blood and tears and did things the right way.
The boxy first-floor was overhauled completely with the removal of the central load-bearing wall and the install of an LVL “I” beam. The result: an open floor plan living room/kitchen/dining room that made the space feel twice as big!
The harwood floors were patched and refinished, new drywall installed, painted and trimmed out, new light fixtures in every room. The new kitchen was a major selling point, featuring stainless appliances, granite countertops and certamic tile backsplash. The best part is how that space connects directly to the home’s back yard through sliding glass doors that bring the outside in. The finishing touch being a new wooden deck looking out to a lush lawn.
The second floor and lower-level were completely rebuilt, and zoned heating and air added to keep temperatures down when the temperatures are way up. No more window units!
The basement that was advertised as ‘water tight’ took on water for the first time post-renovation and a new PLS policy was immediately instituted: every basement we finish in the City of St. Louis MUST include the install a perimeter drain tile system and sump pump! This has helped us keep our heads above water on every project since.
